What steps do you take to get my property rented
The first step in the process will be an assessment of the property to ensurethat there are no issues which will prevent it from being rented. This should also identify any emergent repairs that may be required.
Once the property is determined to be rent-ready, AAG willperform a comprehensive rental analysis, which will determine the optimal rents for your property.
The next step is advertising your property. One of the keys to successfully marketing a property is having professional photos of it taken, which will be handled by AAG. AAG will ensure your property receives massive online exposure as we advertise with over 50+ online Real Estate and Rental Websites.
Once marketed, the next step will be screening all potential tenants who apply. All tenants who apply will be screened, and our rigorous tenant screening processes allows us to select only the most qualified, highest quality tenants to be placed into your property.

Who establishes the monthly rental rate for my property?
AAG Property Management will complete a thorough Rental Analysis in order to provide you with optimal market rate suggestions for your property. Our recommendations are geared towards maximizing overall Rental Income, while also minimizing vacancies. We collaborate directly with our Owners in order to finalize the rental rate. -
How do you screen prospective tenants?
AAG Property Management will handle the Tenant selection process for our Owners. Our Tenant screening process is applied evenly and fairly among all applicants, however we abide by high standards when it comes to the final selection of a Tenant for our Owners. California is known for its strict Fair Housing Laws, and allowing individual Owners to select Tenants could potentially violate these Laws -
Can I pick the tenant?
No. It is considered "Best Practice" in Property Management that Owners not be allowed to meet their Tenants. Having the Property Management Company handle all Tenant interactions allows Owners to maintain their privacy and avoid becoming inundated with Tenants concerns and complaints. Our experiences have shown that Tenants who become acquainted with Owners often tend to try dealing directly with the Owner, circumventing the Property Management Company. It is best for all parties involved when Property Management is able to act as a buffer between Owners and Tenants. -
Can I meet the tenant?

Who holds the Tenant's security deposit?
AAG Property Management will hold all security deposits in our Trust Account for safekeeping. Having control of Tenant security deposits allows AAG Property Management to streamline the move-out process, particularly when reconciliation of repairs or cleaning is involved. California Law requires a full accounting of security deposits be provided to Tenants within 21 days after moving out. Maintaining all security deposit funds in our Trust Account helps ensure that there will be no issues with meeting the 21-day requirement. -
Do you have a maintenance department on the Mission Center payroll?
AAG Property Management does not maintain maintenance personnel on payroll. However, we do regularly work with a select group of vendors that we have formed relationships with. We thoroughly vet our Vendors to ensure that they are properly licensed and insured, and our ongoing working relationships lend themselves toward responsive service and favorable rates. If we find that a Vendor's performance starts to slip or no longer meets our standards, we can easily transition to another one of our trusted Vendors. Not having maintenance personnel on payroll allows us to ensure that we work only with the best Vendors who will provide the best service and rates. -
What insurance coverage should I have on my property?
It is very important that Owners maintain a proper insurance policy with adequate coverage for their properties. Consult with your Insurance Agent/Company to obtain a "Landlord/Rental Dwelling Insurance Policy." As the Property Management company, AAG Property Management will need to be named as an insured party on the policy. This is a standard practice in the Insurance industry and should involve no additional cost to the Property Owner. -
Can I make changes to your management agreement?
All terms outlined in our management agreement are designed with all required management operations in mind. Changes to these terms would likely involve changes to our already well established management operations and processes. Therefore, we typically do not allow changes to the terms of our agreement. However, if you have any specific concerns, we would gladly be open to discussing them with you. -
What is your 'Eviction Free' Guarantee?
Our extensive Tenant Screening Process allows us to offer an Eviction Free Guarantee, at no additional cost. If a Tenant that we have screened and selected ever needs to be evicted due to non-payment of rent, we will pay up to $1,000 to cover costs such as attorney fees and other court costs. -
Do you have a Tenant and Owner portal?
Yes, Owners and Tenants will each have their own User Portals. The Tenant Portal will allow Tenants to pay their rent online, electronically, and submit and view any maintenance requests. The Owner Portal will allow Owners to access their Monthly Financial Statements and much more. -
Who will I be working with?
You and your property will be assigned to a highly experienced and Licensed Property Manager. They will serve as the primary point of contact for your property. They are further supported by skilled Property Management Staff, such as Assistants, Leasing Managers, Accounting Personnel and Maintenance Vendors, who all help to ensure a stress-free Owner experience. -
How do you guarantee a 'Good Pet'?
We utilize a large, National Pet Screening Company to screen all pets. Each pet will receive a rating and Tenants will be charged a pet-fee according to the rating of their pet(s). We will cover the cost of any pet-caused damage in excess of the security deposit, up to $1,000. This guarantee does not apply to Emotional Support and other Service Animals. -
What types of properties do you manage?
AAG Property Management manages Single Family Homes, Condominiums, Townhouses, Multi-Family/Apartment Buildings throughout the greater San Diego area. -
Can I reach you after hours?
Yes, we have personnel on-call and available 24/7 that are trained to handle emergencies outside of normal business hours. All non-emergency matters should be handled during normal business hours. -
Do you always get multiple bids on work?
Our experience as long-time property managers has allowed us to develop a pretty accurate gauge of the costs associated with the majority of typical repairs. This allows us to avoid having to obtain multiple bids for routine maintenance tasks. However, when repairs or replacement are required for larger projects, such as replacing an A/C unit, replacing a roof, or very large painting projects, AAG Property Management will most definitely obtain multiple bids to ensure the Owner receives a fair price. -
Do you offer Direct Deposit for your owners?
Yes. AAG Property Management utilizes Direct Deposit to provide Owner Distributions into their selected bank accounts on a monthly basis. -
Do you sell homes too?
Yes. We have licensed California Realtors on our staff who will happily assist Owners when they decide it is the right time to sell their property (or if they are in the market to acquire a new one). We also offer special incentives to our property management clients for Real Estate Services. -
What organizations do you affiliate with?
The San Diego Better Business Bureau (BBB), National Association of Residential Property Managers (NARPM), San Diego Association of Realtors (SDAR), California Association of Realtors (CAR), National Association of Realtors (NAR). -
Do you work with out of state owners?
Yes, AAG Property Management works with many out-of-state property owners. -
I am an out of state owner and heard that you have to withhold rent and send it to the FTB. Can you explain?
The California Franchise Tax Board (FTB) requires that property managers withhold 7% of gross payments of owners who live outside of California, and submit these withholdings to the FTB. It is possible that you may be exempted from this regulation, eligible for a waiver, or eligible for reduced withholdings:Form 590- Withholding Exemption CertificateIf you are a resident of CA or believe you qualify for an exemption under one of the other categories (please read the form for full details), you should complete Form 590 Withholding Exemption Certificate.Form 588- Nonresident Withholding WaiverIf you are a non-resident of CA, it is possible to qualify for a withholding waiver. Please read Form 588 for full details. If you feel that you may qualify for a waiver, please complete From 588 and send it directly to the Franchise Tax Board (FTB).Form 589- Nonresident Reduced Withholding RequestIf you are not exempt and do not qualify for a waiver, you may be entitled to a reduced withholding. You may complete Form 589- Nonresident Reduced Withholding Request and send it directly to the Franchise Tax Board (FTB).If you complete and mail form 588 or 589 to the FTB, typical response time is within 2-3 weeks. Most of our clients who were not eligible for a waiver were granted some sort of reduction.
